✓ Every claim cited to the Strata Property Act
Part 1
The recurring deadlines a board has to hit — AGM notice, budget approval, the CRF contribution floor, records-request response windows, the depreciation-report obligation, and the vote thresholds for levies and CRF spending. This is the piece previewed in full below.
Part 2
Calling an AGM, running a special levy, responding to a records request, and enforcing a bylaw fine — each checklist item cites the section it's built from, drawn directly from the corresponding free calculator.
Part 3
An AGM notice, a meeting agenda skeleton, a special-levy resolution, and a records-request acknowledgment — clearly labelled starting points, not legal advice. Where the Act mandates specific contents, the template follows the mandate and cites it.
Part 4
A plain-English walk-through of the board's core recurring obligations, pointing back to the free tools for every calculation — nothing in this section is a new legal claim, it's the same citations from Part 1 explained.
Part 5
A plain-English summary of who pays a strata insurance deductible and when the corporation can recover it from an owner — including the case law on why "responsible" isn't the same as "negligent" — with a pointer to the full branching tool for your specific situation.
This is Part 1 in full — the pack's spine. Every entry below is exactly what ships in the pack, not a cut-down sample.
Notice must go out at least 20 days before the meeting when sent by mail, email, fax, or left at the door — 16 days if handed directly to the person. That figure is 14 days of statutory notice, plus 2 for the "at least" counting rule, plus 4 for deemed receipt where notice isn't hand-delivered.
Strata Property Act ss. 45(1), 61(3) · Interpretation Act ss. 25, 25.2
The strata's budget for the coming fiscal year is approved by a resolution passed by majority vote at the annual general meeting. If it's voted down, a replacement budget goes to a special general meeting, also decided by majority vote.
Strata Property Act s. 103
The annual contribution to the contingency reserve fund must be at least 10% of the amount budgeted for the operating fund that year — a flat floor, with no exception for a large existing CRF balance. The figure comes from Regulation s. 3.4 in the first year after the strata's first AGM, and s. 6.1 every year after.
Strata Property Regulation ss. 3.4, 6.1
A request for records or documents must be answered within 2 weeks. A request limited to the bylaws or rules, or a request for an Information Certificate (Form B), must be answered within 1 week. The clock runs from the date the request is received.
Strata Property Act ss. 36(3), 59(1)
The Act requires a strata corporation to obtain both a depreciation report and an electrical planning report from a qualified person, "on or before the dates determined in accordance with the regulations." The Act itself sets no fixed interval — the schedule lives in the Strata Property Regulation, which has changed before.
Strata Property Act ss. 94, 94.1
A special levy split by unit entitlement needs a 3/4 vote; splitting it any other way needs a unanimous vote. Contingency reserve fund spending needs only a majority vote for a short specific list of purposes; everything else needs a 3/4 vote.
Strata Property Act ss. 108(2)(a)–(b), 96(b)(i)(A)–(B)
The checklists, templates, and the new-treasurer guide are not shown here — that's the paid part. Everything above is real, not a teaser rewrite.
Nothing in the pack is asserted without a section citation, and nothing appears that hasn't been read against the official consolidation — the same rule the eleven free calculators follow. Where the Act leaves something to the regulations rather than stating it directly (the depreciation-report cycle, for instance), the pack says so instead of guessing at a date.
