What we check every Monday, and what has actually changed.

Every tool on this site is built from the official consolidations, and every one of them carries the date a person last read the sections it relies on. This page is the other half of that promise: the nineteen sources an automated watcher re-reads every Monday, and the complete public record of what it has found since it started.

Since 23 August 2026, no legal text has changed in either province.

Every change detected in that window has been a consolidation stamp advancing while the text in force stayed identical. The operative text of the Strata Property Act, the Strata Property Regulation, the Schedule of Standard Bylaws, the Interpretation Act, the Condominium Act, 1998 and O. Reg. 48/01 has not moved once. The deadlines and thresholds a board relied on when monitoring began are the ones in force today, and the record below lists every check.

Why this page exists

A compliance answer is only as good as the day it was last checked. Most published guidance on strata and condominium law does not say when it was checked, which means a reader cannot tell a page written last month from one written in 2015 and never revisited. Several of the deadline explainers still circulating in British Columbia predate Regulation changes that have since taken effect.

So rather than assert that this site is current, here is the evidence. The watcher is a scheduled job that fetches each source directly from the government publisher, strips the consolidation stamp out of the compared text, and reports whether the remaining legal text differs from the copy it held the week before. It detects and alerts. It never edits a page on this site. A detected change in legal text triggers a human re-reading before anything here is updated, and that reading is what moves a page's verified date.

The two kinds of change, and why the difference matters

Not every detected change means the law moved, and conflating the two is how a site ends up either crying wolf or missing a real amendment.

A consolidation stamp advanced
The publisher reissued the consolidation with a newer currency date while the text in force stayed identical. This is a bookkeeping event. It updates the date printed in a tool footer and nothing else. Every change recorded below so far has been of this kind.
The legal text changed
A section was amended, added or repealed, or a new consolidation version appeared in Ontario's version list. This is the event the watcher exists to catch. It stops the automated path entirely and hands the section to a person to read against the source before any tool is touched. This has not happened since monitoring began.

This row was added on 21 September 2026 from the values the watcher had stored, because the run was missed on the day and its own legal-text result was never read. A person re-read Part 4 of the Act against the 15 September consolidation on 20 September and found the text unchanged.

23 August 2026 Baseline Monitoring began. The British Columbia sources were recorded as the reference copy against which every later week is compared. This is the earliest date about which this page makes any claim.

Sources have been added after the baseline and are marked as such above, so the record stays honest about coverage rather than implying nineteen sources were watched from day one. Ontario's three sources joined on 27 August 2026. The Interpretation Act joined on 1 September 2026: it supplies the day counting rules that turn a notice period in the Act into a date on a calendar, so a change there would move a deadline without the Act itself changing a word. The Legislation Act, 2006 joined on 14 September 2026: its ss. 88 and 89 supply the Ontario holiday list and the rule that carries a deadline falling on a holiday to the next day, which the Ontario status certificate tool applies. Five further Parts of the Strata Property Act joined on 14 September 2026, closing a gap in British Columbia coverage: Part 5 on common property, Part 8 on rentals, Part 14 on land titles, Part 15 on strata plan amendment, and Part 16 on cancellation and winding up. Sections in those Parts carry voting thresholds and records duties the British Columbia tools compute, and until that date they were not watched.
