Preliminary Notice & Notice of Meeting

35 days, combined

The Notice of Meeting itself must go out at least 15 days before the meeting. Before that can happen, the Preliminary Notice has to go out at least 20 days before the Notice of Meeting. Stack the two and a board-called meeting — AGM, other business, or turn-over — needs the Preliminary Notice out at least 35 days ahead of the meeting date.

Owner-requisitioned meeting

35 days, or 45 as fallback

Once the board receives a valid requisition from owners holding at least 15% of the units, it must call and hold the meeting within 35 days. If it doesn't, a requisitionist may call the meeting themselves, to be held within 45 days of doing so. The Condominium Authority of Ontario recommends sending the Preliminary Notice within 5 days of the requisition — that's CAO guidance, not a stated Act deadline.

Records request — board's response

30 days

The board must respond to a request for records within 30 days, stating whether the corporation will allow access and what the fee will be. Delivery of the record itself runs on a separate clock after that, depending on whether it's a core record and how it's delivered.

Reserve fund study

1 year, then every 3

The first reserve fund study is due within a year of registering the declaration and description, and must be comprehensive. Every study after that is due within 3 years of the previous study's completion — a rolling clock, not a fixed calendar date — alternating in class rather than looping back to a full comprehensive study on any set cycle.

Same discipline as the free tools

Nothing in the pack is asserted without a section citation, and nothing in it comes from anywhere other than the eight free Ontario tools already verified against the official statute and regulation.
